LOCATION: Parcel #1 is located approximately two hours north of Sacramento, just south of the town of Corning.  The western boundary of the subject land is three miles West of Interstate 5.  Parcel #2 lies approximately 10 miles South and West of the town of Red Bluff.

INGRESS AND EGRESS: Parcel #1 abuts the Black Butte Highway, which courses along portions of the north boundary of the subject property.  The property is accessed along this corridor.  Parcel #2 - From I5, very well maintained country roads lead to the Paskenta road and then to the gates used to access this property.  The main internal roads on the property are graveled and for the most part, all weather.

Parcel #1
: It is estimated that approximately 65 to 70% of  the 8,355.67 acres M/L is arable (plantable).  These lands were planted by the previous owners to several varieties of red gum eucalyptus, for the purpose of the production of wood fiber for pulping.  Since 1997 various blocks have been harvested and are at various stages of regrowth.  A portion of the farm plantings have not been harvested at this writing.  A large portion of this property may be very well suited for the propagation of oleic olives, (olives for oil), which is a rapidly growing and emerging industry in California. Parcel #2:  There are 3326 acres total, of which 2895 acres are designated as grazing lands.  The balance, 432 gross acres, is designated as agricultural cropland.  the majority of the agricultural cropland area is separated from the grazing lands by existing fences and cross fences.   There are seven reservoirs and stock tanks on the property, several of which are spring fed and are viable for livestock production year round.  The larger of the reservoirs, located in the Southwest quarter of the property, is quite picturesque and is very attractive to the migratory waterfowl making their way down from the Klamath Basin to the central valley during their annual fall migration.  this reservoir would also be an excellent candidate for the development of a warm water fishery for black bass, crappie and sunfish.
