LOCATION:  The property is located just south of the small rural town of Sheridan.  Sheridan is situated on Highway 65 approximately ten miles north of the cities of Lincoln, Roseville, and Rocklin.  These three cities were among the fastest growing cities in the state during the real estate boom several years ago.

INGRESS & EGRESS: The property is easily accessed off of Highway 65 via West Wise Road.  The property is situated at the northwest corner of West Wise Road and Dowd Road.  The north edge of the property is bordered by Waltz Road.  All three of these paved roads are county maintained and in very good shape.

TOPOGRAPHY:  Approximately 135 acres located in the west portion of the property is laser leveled and has been farmed to rice in past years.  The north and south portion of the property is gently rolling grassland.  The central and east portion of the property has been professionally developed into a very nice duck club.

CREEK FRONTAGE:  Coon Creek, a beautiful oak studded creek, runs east to west through the property.  Creek frontage through the property is approximately one and one-half miles.  Coon Creek is a year round creek which drains into the Sacramento River.  Salmon are also known to spawn in this beautiful creek.

WILDLIFE EASEMENT: Approximately 465 acres of the ranch have been protected in perpetuity by a NRCS wildlife easement.  This easement protects the 465 acres from being developed or farmed.  The easement allows the owner to enjoy all recreational rights associated with the property.

DUCK CLUB DEVELOPMENT:   The current owners are not hunters and have not installed any hunting blinds since the development of the 465 acres of easement lands.  With the development of the easement lands, the new owner can be hunting this coming season with the installation of blinds.

PROXIMITY TO OTHER CLUBS: The Coon Creek Ranch is located one and one-half miles south of the Bull Marsh Duck Club.  The Bull Marsh Duck Club is an excellent shooter and holds great numbers of waterfowl during the hunting season.
I have a great deal of knowledge about Bull Marsh because I sold the club in 1999 to Bob Canevari.  I then sold the property again in 2005 to Tom Fogarty.  Tom Fogarty is a very good friend of mine and he is also a member of the North Butte Duck Club which is located in the world famous Butte Sink.

IRRIGATION: The property has riparian water rights to Coon Creek.  A lift pump is located on Coon Creek but it’s not working and needs to be replaced.  The property also has an ag well which produces approximately 2,500 gpm according to the owner.  The pump at this well recently went down and has not been repaired.  The 135 acre rice field is serviced by the South Sutter Water District.  The delivery ditch to this portion has been disrupted and needs to be repaired.

CLUBHOUSE AREA:  Approximately 70 acres, which does not include the rice field, have been left out of the perpetual easement.  On the 70 acres is a beautiful small hill which overlooks the entire property.  A home or clubhouse could be built on this hill with easy access from Dowd Road and nearby electric power.  The location of this hill will not interfere with the waterfowl, and an owner could easily watch the birds landing in the ponds below.

MITIGATION POTENTIAL:  During the residential boom several years ago, many properties in Placer County were highly sought after for mitigation banks.  These mitigation banks, once established, can be highly profitable to their owner.  The 135 acre rice ranch has some potential for mitigation income for a prospective owner.  We do have a study on the 135 acres mitigation value that we can forward to prospective purchasers that was given to us by the current owner.  I would strongly advise professional help, should a prospective owner wish to attempt to establish mitigation income from the property.

AIRPORT: The City of Lincoln has a state of the art airport which is situated on the west side of the city.  The Coon Creek Ranch is no more than a ten minute car ride from the airport.

SHOPPING AND DINING: For the hunter’s wife a treasure trove of upscale shopping destinations lies only ten to fifteen minutes south on Highway 65.  The cities of Lincoln, Roseville, and Rocklin also have many fine dining establishments and all the amenities of big city life.
