LOCATION: The property is located off D Street on the south side of the small  town of Meridian in Sutter County.  The property touches D Street  on the south side of the street between the school and 4^th Street.

DRAINAGE DISTRICT:  The 26 acre property is within the boundaries of a drainage district which taxes the property an annual drainage fee of approximately  $11.86 per acre or $308.26 for all 26 acres.  This is a separate tax and not included in your annual property tax.

SOIL:  Nueva Loam – This is a grade two soil and suitable for most irrigated crops.  Most areas of Nueva Loam grow walnuts, peaches, prunes, rice, tomatoes, corn, sugar beets, dry beets,  safflower and grain sorghum.

ZONING:  The zoning is agriculture.  The 26 acres has a total of 5 buildable lots and cannot be split again unless you get approval from the  Sutter County Board of Supervisors.
