LOCATION:  This walnut orchard is located on the east side of the Feather River three (3) miles north of Marysville, California.

ASSESSOR PARCEL NUMBER:  006-020-022-0-00.

INGRESS & EGRESS: From the city of Marysville, California head north on California State Hwy 70 three (3) miles to the Hwy 70 and Yuba County Ellis Road intersection.  Turn west on Ellis Road and travel eight tenths  (8/10^th) of a mile to the Feather River Levee.  Once on the Feather River Levee, turn north two tenths (2/10^th) of a mile to the subject property.

SOILS: According to the Soil Survey for Yuba County, California the farm is comprised of Columbia, very fine sandy loam and is considered Class I soil with a storie index of 100.

IRRIGATION: The subject property is irrigated by a portable sprinkler hose system that is supplied with water from a deep agricultural well. The Ag well has a turbine pump driven by a 50 h.p. electric motor.

FLOOD ZONE: The orchard is located in a flood zone.

ELEVATION & CLIMATE: The elevation of the orchard is approximately 90’, m/l, above sea level.  Annual rainfall ranges between 15 to 25 inches a year. There are times of fog and frost in this Mediterranean climate in the winter months.  The summer months are hot and dry with temperatures ranging from 80 to 105 degrees.

LEASE: The present owners wish to lease the property. The new landlord  will receive 25% landlord share of the crop, free and clear of all walnut production costs.
