 LOCATION:  The ranch is located in the Colusa Basin one mile southwest of the town of Colusa, California.

INGRESS & EGRESS: The ranch is easily accessed from the town of Colusa via the Westcott Road and also from the town of Colusa via State Hwy 20, (Colusa Hwy) then south on the Will S. Green Road to the property.

CROPLAND: The ranch contains a total of 509.78 acres m/l of farm land.  The USDA Colusa County Farm Service Agency reports a total of 469.1 cropland acres (farmable) and 435.5 farm base acres.  The base acres contain:

  • 303 acres of rice base

  • 62 acres of wheat base

  • 70 acres of safflower base

WATER: This ranch has a self contained irrigation system including four (4) deep wells equipped with right angle drive gearheads powered by three diesel motors.  There is also a PG&E powered lift pump (return system).  

SOIL: Marvin clay loam and Marvin clay series.

TOPOGRAPHY: The farm is well leveled for good rice, wheat and safflower production and offers excellent hunting as well.

PROXIMITY TO REFUGE: The ranch is located just 1/2 mile east of the Colusa National Wildlife Refuge (Sanctuary).  The Colusa Refuge has been one of the most successful refuges in the state for hunter success. Beginning in the fall and continuing throughout the winter, hundreds of thousands of migrating waterfowl use this area annually.  This area’s outstanding hunting reputation is rated high, because of the relationship of this ranch being so close to the national waterfowl sanctuary.  This makes for a very high quality waterfowl and pheasant hunting experience.

CITY OF COLUSA

SANITARY SEWER TREATMENT PLANT:  City operates a sewer treatment plant that borders the Northwesterly side of the property.  City is in the process of upgrading and upsizing the ponds to meet the growth.  City has an easement for sewer line along the Westerly portion of the property.  Proximity of public sewer is a plus for the development potential of this property.

FUTURE GROWTH AND DEVELOPMENT POTENTIAL:  All except the Southerly 160+/- acres of the property are within the ultimate sphere boundary of the City of Colusa.  City of Colusa has experienced moderate growth in the past.  Its location along Sacramento River and near Interstate 5 with State Hwy 20 & 45 within 2 miles provides excellent future development opportunity.  Current County EA 10 zoning allows parcels of 10 acres for exclusive Agriculture Ranchettes.  Property has approximately 1.5 mile frontage along County maintained Westcott Road which would allow creation of Ranchette parcels.  Proximity to City limits is ½ mile and County airport less than 2 miles.

MAXIMUM FLEXIBILITY:  Property is not currently in the Williamson Act, so it is not restricted and could be developed.  Because of excellent farming and hunting potential, it could qualify to be placed in the Williamson Act.

MINERAL, OIL & GAS RIGHTS: The mineral, oil and gas rights have been retained by previous owners and are presently not available for transfer to the new buyer.

ZONING: This farm is presently zoned (EA-10) for 10 acre (minimum) parcels.  According to Lux Engineering and Surveying Inc., the Colusa County recorded parcel map (February 24, 1988), there are four (4) legal parcels on this farm.  There is also Colusa City water and sewer available on the northern border of this property.
