WATER: The ranch has 797.1 acres of wetlands and seasonal marsh land. This ranch has a self contained irrigation system including six (6) deep wells, powered by PG&E energy and one (1) low lift pump. This system supplies quality water for flooding the wetland area very efficiently.
WILDLIFE EASEMENT: There is approximately 737 acres, m/l, placed into a U.S. Fish Wildlife Easement. This ranch is now a beautiful Riparian wetland and greatly enhances the attraction of wintering waterfowl annually. The beauty & attractiveness to draw waterfowl, pheasants and upland game on the easement grounds is very impressive.
IMPROVEMENTS: Several building sites have been set aside from the ‘easement’ area. There is also approximately 60 acres, m/l, of farmland excluded from the “easement” area.
DUCK BLINDS: The duck and goose area is all natural habitat with eight #8 two man (stand-up) platform blinds, and one #2 man pit blind blending into the native wetland vegetation. There is a gravel path (walkway) for easy access to each blind location.

MANAGEMENT: The present caretaker manages the wetlands in producing heavy crops of waterfowl food (swamp timothy, watergrass, smartweed and bulrush tule). The easement wetlands are located in the lower elevations of the ranch and irrigate very efficiently.
