LOCATION:  The property is located about 7 miles north of the town of Colusa off River Road.  The orchard and open land borders the Sacramento River on the east bank.  The property lies entirely inside the river levees.

INGRESS & EGRESS:  The ranch is accessed by driving up a ramp on the river levee on the east side of the property.  The river levee is used as a road on the east side of property, and a small dirt road on the south side of the ranch.  There isn’t a road on the west side of the property. There isn’t an address on the property.   

WATER:  The water is supplied by a deep turbine high pressure well.  The water is delivered by aluminum moveable hand lines.  All the irrigation equipment and aluminum pipes are included in the sale.

OIL, GAS & MINERAL RIGHTS: There are no mineral rights available with this ranch.

FARM INCOME: The 141.5 acre ranch has about 40 acres, m/l, of Serr walnuts. The age of the orchard is about 37 years, m/l.  The rootstock used is over 90% paradox with the balance on California black.  The balance of the ranch is in open land.  Most of the open land is suitable for planting walnuts.  Hartley and Black Mir varieties were removed 6 years ago off most of the open land.

HUNTING & FISHING: The property borders the Sacramento River for a quarter mile more/less on west boundary line and has a nice gravel bar for striper, steelhead salmon, and shad fishing.  The small pond on the east side of the ranch could be used for wood duck and mallard hunting.  Black tail deer hunting is usually good next to the river.

COMMENTS:   The adjoining house on one acre is not included in the purchase price.  The one acre and the house may be purchased at a price agreeable between Buyer and Seller, which is in addition to the $699,00 purchase price.
