DESCRIPTION: The Pioneer consists of 230 acres m/l of which 210 acres are enrolled in the U.S. Fish and Wildlife Service Conservation Easement program, which is perpetual. The restoration project on this property utilized levees and water control structures to create a diverse mosaic of tree plantings, swales, levee islands and loafing areas for waterfowl and other wildlife. With many mature cottonwood and willow trees around the property, the Pioneer is a magnet for Wood Ducks. The owner maintains forty-plus wood duck nests in these forested areas, which boasted more than 500 successful duckling hatches in 2009, as reported by California Waterfowl Association. There are seven four-man platform blinds located in the marsh. The balance of the acreage consists of the headquarters area and two other small plots that are outside of the easement area. One is in the Northwest comer of the property where the lift pump is located and the other at the Southwest corner. These plots are not enrolled in the casement and may be utilized for other structures and improvements.
IMPROVEMENTS: Along with the owners' residence
and clubhouse, located at the headquarters area is a large storage
shed, storage containers, trailer hookups and other improvements. A
domestic well provides water for the headquarters area, and
telephone and electrical service are
provided by local public utilities. The main boat dock, which is
used to access the six platform blinds located in the main pond, is
also located here. A second dock is located in the Western portion
of the marsh, which is utilized to access the platform blind located
there.
