MEMBERSHIP: There are eleven (11) members in the property. Each member owns a 1/11th ownership interest in Tyler Island Habitat, LLC.
PROPERTY SIZE&TOPOGRAPHY: The property consists of 815 gross acres, more or less. Five hundred (500) acres of the property consists of pristine wetlands marsh. Three hundred (300) acres consists of upland game habitat and native grasses.
USES: Five hundred (500) acres are used for duck and goose hunting; three hundred (300) acres of upland habitat for pheasant, quail and dove hunting. The club is a licensed game bird preserve; Zone A, allowing hunting from mid-October to the beginning of February.
WILDLIFE EASEMENTS: Approximately 780 acres is under the Federal Wetlands Reserve Program (WRP) and a State Wildlife Conservation Easement supervised by California DFG.

WATER: Free riparian water rights from a siphon on Georgiana Slough and one domestic well.
SOILS: #206 sailboat silt loam, #201 rindal muck silt loam, and #155 gazwell mucky clay.
DRAINAGE: Reclamation district #563 with annual assessments of approximately $40 per acre. These assessment fees are used to maintain the levees, drainage canals and pumps on the island.
IMPROVEMENTS: One approximately 2,000 sq. ft. clubhouse, storage barn/garage and cleaning shed. The clubhouse has a nice kitchen, dining area, Bar and entertainment area. The barn and garage area has plenty of room for quads, decoys and other hunting equipment.

ZONING: AG-80 acre. The property is one single parcel and cannot be divided further. The property lies within the 100 year flood plain. The club is presently applying for a gun club permit which will expand uses. Future plans may include permanent sleeping quarters, two story barn and upstairs bedrooms, RV & camper parking, mobile home sites, picnic area, skeet shooting area, dock on Georgiana Slough.
SANCTUARY AREA: Because of the property’s large size, the owners have set aside approximately 84 acres, in the southwest corner of the property for a permanent sanctuary area. Each year the waterfowl usage of this sanctuary area has increased as the birds have imprinted on the property. This sanctuary holds thousands of birds during the season and draws other birds to the property.
BLINDS: The property has twelve (12) 3 man inground blinds spread out amongst the 7 duck ponds. Last season one of the blinds was used as a goose pit hunted with flooded ground on one side and dry on the other.
